Work includes, but is not limited to:
1. Construction of new interior walls, partitions, and ceilings per the Construction Drawings, including framing, drywall, insulation, and all associated fire-rated assemblies.
2. Installation of new interior finishes and casework, including flooring, wall finishes, ceiling
finishes, millwork, and countertops as specified in the Project Manual.
3. Installation of new plumbing systems and fixtures, including domestic water and hot water,
waste, and vent piping, and all associated connections to existing building systems.
4. Installation of new HVAC system and fire protection system in the south wing, including all
ductwork, piping, controls, equipment, and connections to the new mechanical equipment.
Refer to Mechanical Drawings for equipment schedules and specifications.
5. Installation of new electrical systems, including power distribution, lighting, panels,
circuitry, and all connections to existing building electrical service.
6. Installation of new technology and security infrastructure, including but not limited to:
structured cabling (voice and data), access control systems (card readers, electric strikes,
controllers). Refer to Technology Drawings and Specifications for complete requirements.
7. Installation of new exterior windows, including selective demolition of exterior walls,
framing modifications as required, new window units, flashing, sealant, and interior and exterior trim.
8. Exterior stucco patchwork at new window locations and at the south entrance soAit. Patchwork scope is limited to areas within twelve (12) inches of new window frames and
the soffit area identified on Drawing A-201. All patchwork shall match the existing stucco profile, texture, and base coat color.
9. Installation of a new elevator in the existing shaft, including all cab finishes, door assemblies, guide rails, controls, electrical connections, pit equipment, and machine room equipment.
10. Demolition and reconfiguration of Phase 2 work areas, including selective demolition of existing interior partitions, demolition and relocation of multi-stall restrooms on the first
floor, ceilings, flooring, MEP systems, and preparation of the space for new construction.
11. Phase 2 work will include the construction separate entry and exit vestibules and a security oAice, courtroom and support spaces for the Fourth Judicial District Court. All walls,
ceilings, doors, and glazing, as indicated in the construction documents, will be designed to
level 2 ballistic resistance. The entry vestibule will feature a queuing area, a security screening room equipped with a metal detector and x-ray machine, and access controlled doors. The exit vestibule will serve as a sally port with interlocking doors that can only be opened simultaneously, with a fail-safe override in case of a fire alarm. The security office will have direct visual observation of the entry and exit vestibules, supplemented by CCTV. The metal detector, x-ray machine, and all surveillance equipment will be provided and installed by the Courts. Contractor will coordinate with AOC on some of this work.
12. Reconfiguration of existing HVAC system and fire protection system in Phase 2 work areas
(north Judicial section), including demolition of existing ductwork and piping, rerouting and
connection to new equipment, and balancing of all modified systems.

13. Cladding of exterior columns at the main entry to the south wing, including CMU and metal
panel materials to match the existing north wing entrance. Refer to Drawings A-301 and A-302
for dimensions, profiles, and material specifications.
14. Painting of columns and exposed structural components at the secondary building entrances at the south and west entrances, including surface preparation, primer, and two (2) finish coats of exterior-grade acrylic latex paint. Color to be selected by Architect.
15. ADDITIVE ALTERNATE No. 1: Complete exterior stucco color coat over the entire building exterior. This alternate is in addition to the base bid stucco patchwork in Item 11. Refer to the Bid Form for pricing of this alternate. The Owner reserves the right to accept or reject this alternate at any time prior to execution of the Contract.
